Commercial Real Estate Broker

Al Coulolias’ nearly 30 years of experience as a business owner – in addition to his knowledge of
commercial real estate – makes him an excellent resource on sales and negotiations for his National
Realty Network clients. His educational background includes a bachelor’s degree from Loyola University.
Al spent the bulk of his business career founding and then leading a telecommunications corporation,
which reached $15 million in annual sales. The operation was ranked in Money Magazine’s “Top 500
Fastest-Growing Companies” in 1985 and 1986. After selling his firm to a publicly held company, Al
became an equity owner in a foodservice company. The intense marketing strategy he helped develop
and implement, allowed this firm to dramatically increase its annual revenues beyond $100 million. This
firm was sold to a Fortune 100 company. Then Al turned his attention to commercial real estate,
becoming a partner in a Chicago real estate venture. This allowed Al to hone his skills in property
management and leasing, plus a number of aspects of real estate investment. In addition, Al joined a
national commercial real estate firm. Here, he successfully represented buyers and sellers in multi-million
dollar transactions. Al is an active member of the International Council of Shopping Centers, the
National Association of Realtors, and the Northern Illinois Commercial Association of Realtors. He holds
an Illinois Real Estate Broker’s License. Al also is a past board member of Holy Apostles Church in

In 1984, he returned to the Chicago area and began a new, but related career in Retail Commercial Real Estate. Mr. Litvin immediately sensed a common bond working with retailers from his many years as a retailer, and began a long career working with retail tenants in their expansion efforts throughout the greater Chicagoland area, as well as other markets throughout the country.

SVN Restaurant Resource Group – Senior Advisor

Restaurant Broker with expertise in business sales, asset sales, leasing and commercial property sales

I co-founded the Restaurant Resource Group with SVN Commercial 4 years ago to serve
clients looking to buy, lease or sell a bar, restaurant, or nightclub in Chicago and the surrounding suburbs. My 25 years of experience in the restaurant / foodservice industry gives me insights in to what makes for a marketable business. I developed a large database of industry contacts over the course of my career that I put to use for my clients. Confidentiality is key to executing a successful deal in this field, and my customers know that I always protect their interests.

Before joining Sperry Van Ness in June 2012, I was a Senior Vice President with the Kudan Group for 10 years. Business sales, asset sales, leasing and tenant representation are my areas of expertise. I am a member of the Chicago Restaurant Brokers Association, Illinois Restaurant Association and a licensed RE and business broker with a specialty in restaurant brokerage.

It is a cliché that the restaurant business is tough, but like most clichés, it is true. Sellers want to make sure they reap the benefits of their years of hard work. Buyers need a well-structured deal so they do not start off on the wrong foot. Buyers and sellers turn to me to advance their interests.

Find out what my former clients such as Schubas Tavern, Lincoln Hall, Flacco’s Tacos, and Gino’s East know. Call me at 312-756-7356 to put my experience to work for you.

Jim holds a progressive and successful career in sales, key account management and business development within the retail leasing arena. His experience has allowed him to develop expertise in overseeing prominent accounts, expanding market share and motivating sales teams to meet and exceed organizational objectives. He is adept in profitably growing accounts, negotiating contracts, managing operating expenses and developing strategic marketing programs. Throughout his employment, he has consistently exceeded corporate goals for developing revenue and controlling costs. He attributes his success in each of his positions to his ability to develop strong, advantageous relationships with clients as well as senior managers and leveraging those relationships to grow market share to record levels. He has successfully set the tone through his dynamic leadership philosophy and bases his success on mutual respect and open lines of communication.

Cornerstone Commercial Partners II LLC – Managing Partner
Chicagoland Restaurant Brokers Association – President

Spero’s career in commercial real estate spans two decades with a heavy concentration in retail brokerage and property management. He started working for a developer after becoming a licensed broker in the State of Illinois where he learned the ins and outs of shopping center leasing and management. Although he enjoyed working with tenants to find the right location as well as negotiating mutually acceptable lease transactions, he also realized the importance of effective property management to the success of the firm.

He decided to join a national commercial brokerage company in the next phase of work in the late 90’s. The training and discipline offered there was something new and helpful with respect to sharpening his skills in the retail real estate world. There were opportunities to work in teams on larger projects to handle leasing assignments for new centers as well as older properties in need of capital investment.

Upon leaving this large organization, Spero joined a well respected boutique retail brokerage firm in downtown Chicago. Here he learned that a broker could work on a niche within retail brokerage and concentrated on becoming an expert in restaurant related transactions. Chicago is known for its variety and abundance of restaurants and has a scene that is closely watched by experts in the industry.

While working at this small firm he forged new friendships with colleagues that would become part of the fabric that makes Cornerstone Commercial Partners II, LLC a success. Spero is currently the President of the Chicagoland Restaurant Brokers Association and is active with the International Council of Shopping Centers. He continues to grow this firm from its inception in the suburbs to a leader in retail real estate brokerage as well as property management in Chicago and beyond.
